Sunny Hills has a Great Public Golf Course, Multiple Lakes for fishing and Boating, It is Not located in any Flood Zone or Hurricane Risk area.

Sunny Hills is approx 38,000 acres in total size with plenty of natural preserve areas in place that will never be built on unlike some of the big cities around the US. Sunny Hills has the a Local Fresh Water Lake that looks like a beach with its white sand and you will see that in some of the pictures that are posted on this site. If you like to fish then you need to check out Gap Pond/Lake and try to catch a Big wide mouth bass. Reports are that some 10 Pounders have been caught in recent years.

Sunny Hills was developed back in the 1970's by a company called Deltona, Back in the early years of developing the Sunny Hills Community lot prices were between $ 1,000.00 and $ 5,000.00. For most of the years prices for vacant lots in Sunny Hills stayed around those prices and in most cases sellers couldnt give the lots away if they wanted to. Then came the real estate boom in the recent years after the September 11 attacks, Investors started buying and selling vacant land everywhere in Florida and then doing what is called a Flip and making huge profits without even using any of there own money to close on the lots.
Though Deltona still owns a great deal of land in Sunny Hills Florida they dont want to sell there prime Commercial pieces until the community builds up even more. Deltona has been selling land for a long time in Florida and always over charges for there properties and in some cases charging more than Double the normal going price. They like to run Seminars in places like New York, Miami and other big cities where they can find and attract buyers who no nothing about the Subdivision that they are selling in. Now its not like they are selling you and bad property but they are selling it to you way over the going price.
Dont get fooled by these so called investors that are out there trying to sell you land until you check out the going prices on my site. For instance the going price for a lot in UNIT 1 ( 02-2008 ) for a standard 80 x 125 lot is between $ 19,000 - $ 23,000 not $ 30,000.00 - $ 40,000.00. So Please do your homework and make sure you only pay what the going rate is in todays market.
- Sunny Hills is one of the Only Master Planned Communities in this Region
of Florida and it will see the most growth because the infustructure is already in place in Sunny Hills. There is one thing that will keep Sunny Hills ahead of any new Commun- ities that are built nearby, That is the Price ! Since Sunny Hills was built back in the 1970's the cost at this time to build and buy large tracts of land was much cheaper than today. The Cost to Higher a Contractor was plenty cheaper, the Cost for Material was much cheaper and the cost for large Acreage of land was extremely cheap compared to todays prices. It would cost a new developer 3-4 times as much to build a community like Sunny Hills so that means that prices for a simular lat would sell between $ 75 - $100K.
These new developers will have to squeeze as many homes as they can to make a profit after all is said and done. This will make Sunny Hills a great investment and something that a larger group of buyers can afford which in return puts a demand on land in Sunny Hills Florida.

What Are The Best Units to Buy For Investment and Home Building:

Unit 1, Unit 1 in Sunny Hills is the best area to buy right now because of the all the home builders and investors that are buying most of the lots. This is going to create a bigger demand on the areas surrounding Unit 1 in Sunny Hills.

Unit 6, this is the Golf Course Subdivision, Though its not as built up as Unit 1, it still is actracting the Builders because it is a great area to build or invest.

Units 2-3-5, These Unit will be a great investment as well, all of these Units are surounding Unit 1, they are close to the Main Entrance or the entrance on the south end of the community. This is where the over flow of Buyers will most likely end up purchasing land when prices in Units 1 & 6 get out of hand.

Unit's 7-8-9, Unit 7 is located on the north side of the Golf Course and would be a good long term investment, Though most of the roads are paved there still isnt as many homes in this part of Sunny Hills but will still be a very good investment in the coming years.
Unit 8 is where you will find most of the Multifamily lots or Commercial land for sale, Now there are other areas where you could find Commercial land but most of the Lots where you can build Duplexes will be found in Unit 8.
Unit 9, There is really nothing happening at all in this area as of today ( 11/2007 ). Builders are not looking into this area for some years down the road.

There is a couple of builders and investors buying properties as fast as they can due to ERIC ESTRADA'S Company NRPI spending over $ 53 Million last Year ( 2006 ) on 7,200 Lots plus they just acquired another $ 5 Million worth of Inventory in June 2007.
